Most Rush work starts here. The Wyandotte County industrial corridor along I-70 and K-7 runs to big-box distribution and cold storage, where the real question is commodity classification and rack configuration before a single head gets laid out. Get that wrong and you either over-design the whole building or fail the first review. Johnson County adds medical office, senior living, and podium mixed-use. Being local means plans can be walked in and comments talked through face to face.

Overland Park

Class A office remodels, medical and dental fit-outs, and senior living dominate, and most of it happens inside occupied buildings. That makes the sprinkler design a phasing problem as much as a hydraulic one: what stays in service, where temporary isolation lands, and how the modification is drawn so review doesn't ask you to recalculate the entire building. Overland Park runs its own fire prevention plan review and its comments are specific. Drawings should answer them before they're written.

Growth is on the west edge: light industrial, flex, and manufacturing along K-7 and 56 Highway, plus a steady run of school and municipal work. Flex and manufacturing shells change tenants often, and hazard classification changes with them. A design that documents its density-and-area basis plainly is what keeps the next tenant from paying for a full system redesign.

Lenexa & De Soto

I-435 / K-10 corridor

The heaviest industrial buildout in the metro: distribution, advanced manufacturing, and the supplier buildings following it out K-10. On these projects fire pump sizing, underground supply, and hydrant flow test data drive everything downstream. Pulling a current flow test early is worth more than any other single decision on the job. Designing against a stale or assumed curve is how a project discovers it needs a pump house after the slab is poured.

Wichita

Sedgwick County

Wichita is an aviation town, and aviation is a different fire protection problem than everything around it. Aircraft hangars fall under NFPA 409, where the group classification decides whether you're designing overhead sprinkler only, low-level foam, or full foam-water deluge, and the cost gap between those outcomes is enormous. Rush designs to NFPA 409 and to the UFC criteria that hangar work on the federal side brings with it. Outside the hangars, Wichita runs to manufacturing, healthcare, and university construction.

Shawnee County

State government, healthcare, and food-and-beverage manufacturing carry construction here. State-owned and institutional buildings route through State Fire Marshal review, and process manufacturing drags NFPA 30 flammable-liquid questions into what would otherwise be an ordinary hazard building. Both are far cheaper to resolve in design than in the field.

Douglas County

University-adjacent construction means student housing and research buildings. Housing turns on an NFPA 13R-versus-13 decision made early and expensive to revisit later. Research and lab buildings bring hazardous materials, control area limits, and sometimes clean-agent suppression alongside the sprinkler system. The Fort Riley corridor puts federal work in play, and federal work means Unified Facilities Criteria layered on top of NFPA: different design criteria, different submittal expectations, and a review chain that does not resemble a city permit desk. Rush designs to UFC military standards as well as NFPA, alongside the university and healthcare work in Manhattan.

How Kansas projects get reviewed.

The design is only half the job. Knowing who reviews it, against which adopted edition, and what the submittal has to contain is what keeps a project on schedule.

General guidance, current as of 2026. Requirements change and local amendments vary. Confirm the governing authority for your specific project.

    A statewide floor, with local ceilings

    The Office of the State Fire Marshal administers the Kansas Fire Prevention Code (K.A.R. 22-1) statewide, but the edition it adopts is well behind current. Metro jurisdictions, among them Overland Park, Olathe, Lenexa, Wichita and Sedgwick County, adopt far newer IFC and IBC editions with their own amendments on top. The governing code is decided jurisdiction by jurisdiction, and confirming it is the first move on a Kansas job, not a formality.

    Some occupancies go to the State Fire Marshal

    Assembly occupancies above 2,000 occupants, educational and childcare facilities, institutional occupancies, and residential buildings three stories or more (or over 12,000 square feet) route through the State Fire Marshal's plan review in addition to any local permit. The office asks for submittals roughly 30 days ahead of when you need them. That window belongs in your schedule from day one.

    Engineered design is expected

    Kansas expects new and modified sprinkler systems to be designed or reviewed under a Kansas-licensed engineer with real automatic sprinkler knowledge, or a fire protection engineer. That is exactly what Rush is set up to deliver.
